If your upgrade decision is based on “everything is expensive now,” you’re using the wrong framework.

Price level is not the decision variable.

Upgrade viability depends on:

• Net sale proceeds
• Upgrade quantum gap
• Financing elasticity
• Desirability cycle positioning

In many cases, same-quantum swaps ($2.5M → $2.5M) are viable without significant cash top-up.

In other cases, waiting increases the eventual gap.

Emotion reacts to price.
Strategy evaluates positioning.

Before committing to a $3M+ move this year, pressure-test the numbers properly.

But momentum is not the same as positioning.

This advice sounds smart… but quietly destroys resale.

“Just buy bigger.”
“Just hold long enough.”
“Just choose a popular project.”

All reasonable advice — on the surface.

But advice without context is dangerous.

Because resale isn’t about what sounds logical.
It’s about how the next buyer actually behaves.

That’s where many well-intended decisions break.

Not when you buy.
When you exit.
