A record breaking $1.73m for a 5-room HDB flat in SkyOasis @ Dawson. Looks like HDB flats is on track to reach the $2m mark much sooner than expected.

Some salient points of this transaction:
■ Scarcity: This is a 5-room flat in the city fringe (RCR). HDB is no longer offering 5-room flats for new BTOs in the city fringe areas.
■ Desirable location: In the mature Queenstown estate, one is literally minutes drive to town.
■ Super high floor: This unit is located on the 45th floor which is not easily available in a condominium, let alone a HDB project.
■ Strong demand: Sold in under a month with 2 competing offers. Buyers were obviously not deterred by the price tag.
■ Young and renovated flat: With 96 years lease remaining and the good move-in condition, this gives the buyer an almost brand new place to call home.

The sale sets a new record for the most expensive HDB transaction in Singapore by absolute price.
