The market is still hot! On the first day of viewings, we had more than 15 groups (we actually lost count!) came to view between 1:30-3:00pm on a Saturday afternoon.

By 8pm, we received a total of 7 offers!

A client came to me in August 2020 looking for help to sell his house. As soon as we arrived at the house, we immediately noticed the problem they have - the house was in need of some repairs, cluttered, and disorganised. Furthermore, their cabinets were full, and they had nowhere to store the things they still needed while their house was being sold.

We immediately made two recommendations to the client : 1. We offered our warehouse as temporary storage space. 2. We would help tidy up the house to prepare it for sale.

We gave them carton boxes and advised them to empty their cabinets of things they won't need in the next 3-6 months. Once they had extra space in their cabinets, decluttering and tidying up became much easier.

Total cost incurred:

Mover : $41.00 (Lalamove)
Storage for 14 boxes : FOC
Cleaning & tidying of space: FOC

What do you do when you are asked to sell a house where the occupant is a *𝗵𝗼𝗮𝗿𝗱𝗲𝗿*?

Some time back, I visited a HDB flat that was filled to the brim with things till there was hardly any room to walk. It was impossible to take any pictures of the house because every angle was filled with clutter. It was clear that the property needed a lot of work before it can be ready for viewings.

Sensing that the situation was not as simple as it seemed, I requested to speak to Mr X privately over coffee at a nearby food court. I soon found out that one of the parents of Mr X had an issue with hoarding. The parent would collect everything imaginable and bring it home. Most of the items were of little or no value, but to the person... each and every item made up his/her worldly possessions. Removing them would just create so much disharmony within the family that it was simply not an option. I also discovered that the motivation to sell the flat was rather complex, and the readiness of both owners to move on after selling the flat had not been adequately thought through.

Was surprised that 2 other agents were already marketing the flat even though the owners were clearly not ready to part with their home yet.

𝗣𝗵𝗼𝘁𝗼: Surprised to find this really old (1964) newspaper while helping another hoarder (not related to Mr X) to declutter her home while pretending to be a karang guni man. Hoarding is a mental disorder. Left unchecked, living conditions could become a fire hazard, or a health hazard when infestation occurs. Seek help early. I am a real estate agent, but I've cleaned many many toilets 😅

Sometimes people ask me why I do all these extra things that are beyond my scope of work. Well, the work may not be fun, but I know that the extra effort will help to make the owner's home more appealing, which in turn improves its sale-ability.

As a property agent specializing in home makeovers, one of my most memorable projects took place in Ang Mo Kio.

The flat was a large five-room apartment that was renovated about 20-30 years ago. There were old cornices around the ceiling of the living and dining areas, and the corners of the entryway leading to the kitchen were rounded to form an arch-like feature. These were probably popular 20–30 years ago, but are out of style now.

To make the house look more modern, we removed the cement that formed the arches and made the corners square again. We then got the painters to smooth out the rough surfaces with stopping compound before painting over it. We also got a ceiling contractor to remove the old cornices and built a L-box light holder around the perimeter of the living and dining spaces to install new LED downlights. This helped to illuminate the entire area evenly and made the space look bigger.

The clean lines and well-lit interiors instantly made the 45-year-old flat look newer.

Looking back, although a lot of time and effort was spent preparing the flat for sale, it was a very satisfying makeover for me.

That was one of the funniest things my client had ever said to me.

As a property agent, I often help my clients prepare their property for sale. In some cases, after we makeover a house, the owner may stare at it, smile, and make a joking comments about making an offer to buy it back.

Hearing that really touched my heart and it is a great satisfaction for us when we help a house sell at a price it deserves.
