This is going to be a very long post. A very emotional Sale for my seller & a record milestone for me. Selling away the property which she stays for 30 years & My 1st $1Million HDB Flat Sold.
The wasn't exactly the best timing for a big EM HDB unit sale. Given that EM buyer are usually HDB upgraders or downgraders from private property. When government just roll out new regulation that Private owners wait out period of 15 months to buy HDB flat. We have lesser buyers with the budget to buy this unit of mine.
And the huge challenge for me is the 30 years old renovation. Renovation cost for an EM is also higher than normal flats. And also the huge amount of stuff collected by the owner over the years piled up in the flat that doesn't really appeal to buyers. Shifting out or dumping the stuff is not an option for my owner. So I had to sell it as it is. No furniture staging or pretty nice pictures of the unit.
So I went on the search for similar EM layout of mine that was beautiful renovated, find out the cost & duration of the renovation. What type of renovation could be done, which wall can be hacked. And during viewings, explanation & showing potential buyer pictures & videos of the renovation that could transform this flat and make it theirs.
Of course, even with that, that doesn't mean i sold the unit fast. I still took a couple of months to finally find the right buyer. We had at least 4 groups of buyer that came for 2nd or 3rd view. But neither of them work out. But when the right buyer came, it was sold in 2 days. It was like we were waiting for this buyer to come buy. And the interesting thing is, i got 4 offers in 1 day from 3 group of buyer. Although not all are realistic offers.
Upon Signing the OTP, Both Seller & Buyer is so happy about the sale. Seller was emotional and tears came rolling down that she had to say bye to this 30 years flat of hers. And Buyer was excited with the new renovation for this flat. And for me, i'm just happy for both of them! Hard work is important but sometime Luck plays a very important role.
