Many people would assume that upon selling their property, they should have sufficient proceeds to fully refund their CPF and even get a huge sum of cash. This is especially for those who have fully paid off their properties years ago.

Unfortunately, this is not always the case. 😅

Finally! The media reports about this!!!

So many friends and clients keep asking me about those “get rich quick through property seminars”, or those “own a property with no cash seminars”. Recently, they have been rampantly advertising everywhere on FB, YouTube, Instagram, etc.

Do spend some time reading up these articles published in today’s Straitstimes to understand more.

Property investment is a Long term commitment, and should be carefully and thoroughly planned. It’s not meant to be a “get rich quick scheme”!

Monthly high of record sales in the past 7 years! 998 units of new launches sold in June 2020!

Despite the recession and extremely bad economy, Private property new launches sales remains strong.

Many of the transactions sold by me were by clients who bought the property for investment purposes. Even for those who bought for ownstay, they don’t intend to stay for Long, but to flip the property once the price is right.

Is it a right time to enter the market right now? Why are so many people still buying despite such a bad economy? 🤔

75% surge for new private home sales in May 2020!!!

Despite all the showflats being shut, 484 units were sold in May 2020! I personally transacted 8 units of new launches since Circuit Breaker, and none of the buyers stepped into the showflat before! And some buyers were buying it for ownstay!

What are the factors that made the buyers buy in such times? And why some projects are able to achieve a much better sales as compared to Jan to Mar 2020? 🤔

Fire sales!!!!

That’s what many buyers are expecting! That there will be tonnes of fire sales happening, due to the Covid19.

Resale volume in May 2020 plunged a further staggering 43% (as compared to April 2020). BUT prices increased by 0.1%, instead of plunging???

Today, one of the developer increased their prices by an average of 2% to 3%, for most of their unsold units.

What’s the logic behind this? And how will the market move forward from here? 🤔

“If there’s a sudden massive economy downturn and I cannot afford to pay my mortgage, how?”

I have heard of such concerns from clients previously, and I don’t have any answers for them. But I’m Glad with the current unprecedented crisis, the government responded swiftly to tackle such issues.

While many buyers are upset with the Total Debt Servicing Ratio (TDSR), which limits the loan amount of home buyers, I’m thankful for this measure, with the benefit of hindsight. Without the stringent TDSR, I’m certain many home owners will be forced to sell away their property in a fire sale manner.
