In a market where buyers have hundreds of listings to scroll through, the photos matter more than most people realise.

When Hani & Raffie first approached me, their goal wasn’t to upgrade to a bigger home.

It was something much simpler.

They wanted peace of mind.

Being self-employed, monthly mortgage payments were something they constantly had to think about. Their goal was to move into a home that was fully paid for, while still having enough cash proceeds left over for renovations.

The challenge was figuring out whether that was actually possible.

After working through the numbers and exploring their options together, we managed to sell their 3-Room BTO within just 2 viewings and secure their next 3-Room resale home.

“For my current mortgage, I do not have to pay any cash.”

One of the things that surprised Syam after upgrading from his 2-Room flat to a 3-Room HDB.

His monthly mortgage is fully covered by his CPF OA contributions, which means he doesn’t need to top up any cash each month for the housing loan.

Many homeowners assume upgrading will automatically mean a much heavier financial commitment.

Sometimes, the reality can be quite different once the numbers are properly worked out.
