🏠 Should I sell or rent out my property?
This is actually a very common question I get.
And the answer is… there is no one-size-fits-all answer 😊
Before deciding, here are 5 things I would look at first:
1️⃣ How much can you realistically sell for?
Don’t just look at your neighbour’s asking price. Look at recent transactions, your unit condition, floor level, facing, renovation and current market demand.
2️⃣ How much rental can you achieve?
Work out the actual rental return after expenses such as maintenance, property tax, repairs and vacancy periods.
3️⃣ Do you need the cash for your next property?
If you are planning to upgrade or right-size, selling may give you more flexibility for your next move.
4️⃣ What is your longer-term plan?
Are you keeping the property for retirement income? Or would the money be better used elsewhere? Sometimes the answer depends more on your next 5–10 years than today’s market.
5️⃣ Are you comfortable being a landlord?
Rental income sounds attractive, but being a landlord also means managing tenants, repairs, renewals and occasional vacant periods.
So before deciding “Sell or Rent?”, I normally tell owners:
👉 Look at the numbers.
👉 Look at your next property plan.
👉 Then decide what makes sense for you.
Sometimes selling is better.
Sometimes renting is better.
And sometimes… doing nothing for now may actually be the best decision.
