A freehold conservation shophouse in Little India just hit the market at $10.5 million.

The three-storey corner property sits at the junction of Jalan Besar and Desker Road, with a site area of approximately 1,315 sq ft and an estimated gross floor area of 3,945 sq ft at $2,661 psf.

It is fully tenanted, meaning a buyer collects rental income from day one. Zoned for commercial use, the property is also open to foreign and corporate buyers without ABSD.

At $10.5 million, the asking price sits slightly above 66.7% of all Singapore shophouse transactions over the past decade, most of which fell between $5 million and $10 million.

District 8 closed out 2025 with 24 shophouse deals totalling $183 million, and seven of those came in the final quarter alone.

Singapore's new launch calendar for 2026 is taking shape, and it's one of the more varied lineups the market has seen in years.

At least 17 launch-ready projects are expected across the suburbs, city fringe, and prime districts over the next nine months. Some are opening up entirely new precincts. Tengah Garden Residences will be the first private condo in Tengah New Town, previewing this Saturday from $980,000. Vela Bay will be the first new private development in Bayshore in decades.

Others are resetting benchmarks in established neighbourhoods. Chuan Grove Residences follows Chuan Park's $2,579 psf launch average in Lorong Chuan. A record land bid in Lentor has put the next project there on track to launch from $2,700 psf. And in the prime districts, Dunearn House kicks off the Turf City transformation in Bukit Timah.

If you're watching the EC market, 2026 is a bumper year too, with five new projects spanning Bukit Panjang, Woodlands, Sembawang, Pasir Ris, and Tampines.

Two new GLS sites have just been released in Newton and River Valley, and both could shape the next wave of prime new launches.

The Peck Hay Road site near Newton MRT is part of the area's planned transformation into a mixed-use urban village, with about 5,000 new homes slated for the neighbourhood. Analysts expect strong developer competition, with a nearby Bukit Timah Road plot from late 2025 setting the benchmark.

River Valley Green is the fifth and final plot released in that neighbourhood since April 2024. Every previous site has launched and sold strongly, and analysts say that track record will likely push bids higher for this last remaining plot.

Both sites are among three prime region releases on the Confirmed List for the first half of 2026.

Two BTO estates just crossed the million-dollar mark for the first time, and both fulfilled their MOP less than a year ago.

In Ang Mo Kio, a four-room flat at Ang Mo Kio Court sold for $1.15 million, setting a new record for resale four-room flats in the town. The 1,001 sq ft unit sits between the 25 to 27th floors, in an estate that only breached the million-dollar threshold in January this year.

In Bedok, a four-room flat at Bedok South Horizon transacted for $1.12 million. It is the first resale unit sold in the 940-unit development, and it sets a new record for four-room flats in Bedok. When the project launched, the same flat type in the area was selling for $490,000 to $650,888.

Both estates entered their MOP in 2025. Both are now resetting what buyers will pay for a well-located BTO flat.
