Just sharing something I’ve been noticing on the ground lately.

After the recent news about HDB prices dipping, a lot of owners started asking me the same thing:

👉 “Is it time to wait?”
👉 “Is the market slowing down already?”

But honestly… it’s not that straightforward.

I’m seeing a mix right now:

- Some units still getting strong interest
- Some taking longer than expected
- And the gap between “good” and “average” flats getting wider

Which brings up a more important question:

👉 What’s actually causing this shift?
Is it just more supply coming in…
or are we entering a different phase of the market?

Instead of guessing, I’d rather you hear it directly from people who study the data at a national level.

Most HDB owners still think all flats are the same.

But after the new Prime & Plus model…
That assumption is no longer true.

Here’s what most people don’t realise:

These policies were designed to control demand —
but in doing so, they are also quietly redirecting buyers elsewhere.

And when buyers are pushed away from one group of flats…

👉 They don’t disappear.
👉 They move somewhere else.

The real question is:

Where are they going… and is your flat benefiting from it — or being affected by it?

Because in today’s market, it’s no longer just about:

Location
Size
Price

It’s about positioning.

Some HDB owners will unknowingly:
❌ Face more competition
❌ Get pressured on price

While others will:
✅ See stronger demand
✅ Have more protected value

Same market.

I used to think this business was about momentum.

More calls.
More leads.
More appointments.

Just keep moving… something will hit.

But after listening to Chris Pang share, I realised something:

Maybe I wasn’t building…
I was just chasing.

Chasing replies.
Chasing people.
Chasing deals that never felt right.

And the more I chased, the more they pulled away.

One line stuck with me:

“The harder you force a sale, the further it moves away.”

That one hit.

Because clients can feel it —
when you’re pushing, when you need the deal.

And that’s when the connection breaks.

Truth is, we don’t need a lot of clients.

We just need a few…
that we genuinely connect with.

The ones who trust you,
not because you convinced them —
but because they felt you cared.

Less chasing.
More connecting.

The real question is not
“When am I allowed to retire?”

It’s
“When can I afford to stop?”

If your income stops tomorrow,
does your cashflow stop too?

Singapore’s TFR Falls to 0.87 — Why This Matters for Property Owners

Singapore’s birth rate has hit a historic low, and Gan Kim Yong warned that a shrinking citizen population could become reality by the 2040s. With fewer births and a rapidly ageing society, immigration is becoming essential to sustain the workforce and economy.

Singapore plans to welcome 25,000–30,000 new citizens and about 40,000 PRs annually to maintain stability and growth.

So how does this affect housing?

New citizens and PRs create real demand:
Rent → Resale → Upgrade → Private housing

This supports:
✔ Rental demand
✔ Resale HDB liquidity
✔ Condo upgrader demand

Low birth rates do not mean falling property demand. Instead, Singapore is moving toward slower growth but stable housing demand supported by immigration and household formation.

For homeowners, the key question isn’t whether demand will exist — it’s where future demand will concentrate.
