In 2018, 27% of all units sold were sized between 600~800 sqft (or the typical size of 2 bedroom units).

Factors pointed by article leading the change:

✅2 bedroom units have a better hold of rental compared to their 1 bedroom counterparts
✅HDB upgraders clipped by TDSR
✅More home buyers opting for the "Rent now, stay later" approach
✅More own stay buyers

New private developments from Feb 2019 will have lesser parking spaces moving forward. The new standards from Feb 1 will give developers the flexibility to provide parking spaces within a certain range (20%~50%) depending on the location.

🚗LTA has gazetted 5 precincts to be "car-lite" areas - Marina South, Kampong Bugis, Woodlands North, Bayshore and Jurong Lake District - as car-lite precincts, where parking provisions for developments will be determined on a case-by-case basis.🚗

We expect this is affect the future demand of private properties with "extra" parking spaces.

In Hong Kong, carpark lots are outperforming home prices in terms of sales. The most recent record was $760,000 or $5,663 per square foot for a parking space 😱😱😱
