🏡 HDB Resale Policy Update: 15-Month Wait-Out Period Removed

Good news for eligible private residential property owners!

With effect from 28 July 2026, the Government has removed the 15-month wait-out period for eligible private residential property owners purchasing a non-subsidised HDB resale flat without an HDB housing loan.

What this means:

✅ No more 15-month wait before purchasing an eligible HDB resale flat.

✅ Greater flexibility when planning your transition from private property to HDB.

✅ You may buy your HDB resale flat first and dispose all private residential properties (local and overseas) within 6 months of completion.

Please note: The 30-month wait-out period still applies if you are:

• Buying a subsidised HDB flat (with or without grants)
• Buying a new Executive Condominium (EC) from a developer
• Purchasing an HDB resale flat with an HDB housing loan

This policy change opens up more options for homeowners who are considering rightsizing, retirement planning or restructuring their property portfolio.

​With Budget 2026 just around the corner (Feb 12), property experts and developers are calling for some major policy tweaks to revive the market. Here are the key highlights:

​🔹 𝗦𝗰𝗮𝗹𝗶𝗻𝗴 𝗕𝗮𝗰𝗸 𝗔𝗕𝗦𝗗: A push to lower the 60% Additional Buyer's Stamp Duty for foreigners back to 30% for high-end homes (S$10M+) in the Central Core Region to boost the luxury segment.

​🔹 𝗦𝗰𝗿𝗮𝗽𝗽𝗶𝗻𝗴 𝘁𝗵𝗲 𝟭𝟱-𝗠𝗼𝗻𝘁𝗵 𝗪𝗮𝗶𝘁-𝗢𝘂𝘁: Calls to remove the rule requiring private property sellers to wait 15 months before buying an HDB resale flat.

​🔹 𝗛𝗲𝗹𝗽𝗶𝗻𝗴 𝗘𝗖 𝗕𝘂𝘆𝗲𝗿𝘀: Suggestions to raise the monthly household income ceiling and increase the Mortgage Servicing Ratio (MSR) back to 40% to help middle-income families afford Executive Condominiums.

​🔹 𝗘𝗻 𝗕𝗹𝗼𝗰 𝗕𝗼𝗼𝘀𝘁: Proposals to lower the majority consent threshold for collective sales from 80% to 70% for older developments to help rejuvenate aging estates.

• unexpected storage costs
• delivery issues

The lesson:
