New launch or resale — thirty years of data just settled the argument. Resale units returned 3.7% a year on average. New launches only managed 2.7%. Why? New launches carry a heavy price premium from land costs, construction, and marketing. In the Core Central Region, 28% of new sales lost money, versus just 14.9% for resale. Size changes things — units over 1,500 sq ft in new launches beat resale returns. But for 700 to 1,000 sq ft homes, resale still wins by up to 12.4 points. New launches still win on fresh finishes, defect cover, and easier payment timing. What matters most to you? DM me.
