Before you start viewing, ask yourself:

✅ What’s my real budget?
✅ What’s my financing plan?
✅ When do I need to move?
✅ What’s my exit strategy in the future?

When these are clear, every viewing becomes more focused, and every decision becomes easier.

🚨 Big change for private homeowners!

You no longer need to wait 15 months after selling your private property before buying a non-subsidised HDB resale flat.

This could make downsizing much smoother by:

Thinking of buying an older HDB? 🏠

During a recent viewing, a 35-year-old buyer was looking at a flat with 57 years of lease remaining.

Many buyers assume that as long as they have enough CPF and cash, they’re good to go.

That’s not always the case.

If the remaining lease doesn’t cover you until age 95, your CPF usage and maximum bank loan may be prorated.

In this case, the buyer had planned ahead, so financing wasn’t an issue. But it’s something every buyer should check before making an offer.

A few minutes of calculation today could save you from disappointment later.
