🏡 Property Structure
The buyer purchases the house and the registered right to use and benefit from the property under the Thai Rights over Leasehold Asset Act B.E. 2562 (2019).
The underlying land remains registered in the name of the Thai landowner.

Purchase Price: 5,880,000 THB
Land Size: 110 sq.wah (440 sq.m.)
Living Area: Approximately 250 sq.m.
Bedrooms: 3
Bathrooms: 2

Term: Up to 30 years, subject to the registered rights and agreement
🇹🇭 What Does the Foreign Buyer Receive?
The buyer does not receive ownership of the land.
Instead, the buyer receives the legally registered right to use and benefit from the property for the agreed period.
The registered terms should clearly specify:
• Right to occupy and use the property
• Right to use the land within the agreed scope
• Rights relating to the house and other improvements
• Transfer of the right, where permitted by law and the registered terms
• Responsibilities for maintenance, taxes and other expenses
• Conditions applying at the end of the term
🔐 Protection for the Buyer
The transaction should be completed through the Land Office, with the applicable right properly registered.
Before signing, the buyer should independently verify:
1. Land title and ownership
2. Existing mortgages, liens or encumbrances
3. The exact property covered by the right
4. The duration of the right
5. Transfer and succession conditions
6. Responsibilities for taxes, maintenance and utilities
7. What happens when the 30-year term expires
🔄 Can the Buyer Sell or Transfer the Right?
The ability to transfer the right depends on the applicable law and the terms registered for the property.
Therefore, the transfer provisions should be clearly reviewed and written into the transaction documents before purchase.
👨👩👧 What Happens at the End of the Term?
The rights of the buyer after expiry depend on the registered terms and applicable law.
Any extension or new arrangement should be agreed and legally documented. A future extension should not be presented as guaranteed unless it has a legally enforceable basis.
⚠️ Important Legal Notice
This structure does not give a foreign buyer freehold ownership of Thai land.
The land remains owned by the registered landowner.
The exact rights, duration, transferability, inheritance and obligations must be confirmed with the Land Office and a qualified Thai property lawyer before completion.
