The Migration Directorate has made having an address in this system a strict requirement for renewing your residence permit, and it is frequently requested for first-time applications as well. Great news for anyone currently renting out or planning to rent out their property in Türkiye on a short-term basis! 🇹🇷

A major precedent-setting decision has just been issued by the Council of Tax Disputes (Danıştay) that could completely change the game for hosts on Airbnb and similar platforms.

What happened?
For a long time, there has been an ongoing debate about how exactly short-term rentals should be taxed. The Ministry of Finance tried to classify them as commercial business activities. However, the court has officially rejected the Ministry’s appeal, ruling that in most cases, income from short-term rentals is simply standard property rental income, not a commercial enterprise.

How do you know if you classify as a business?
The court clarified that the platform you use (like Airbnb) doesn’t matter. What matters is the actual nature of your activity. Your rental is NOT considered a commercial business if you do NOT provide:
▪️ A reception desk or hired staff
▪️ Daily housekeeping
▪️ Breakfast or other hotel-style services

What does this mean for property owners?
If you are simply renting out your apartment to tourists, you are no longer required to:
✅ Register a commercial company
✅ Become a VAT payer
✅ Hire an accountant and maintain complex bookkeeping

A bonus for those who have already paid taxes:
This ruling is retroactive! Taxpayers who previously rented out their property, paid VAT, and filed as entrepreneurs can now apply to the tax authorities for a recalculation and a refund for past years (subject to the statute of limitations).

Important note:
This decision is currently going through its final procedural stages. The legal community believes there is an extremely high probability that it will fully go into effect. Once it does, the Ministry of Finance will be obligated to officially update its requirements. Every tax situation is unique, so be sure to consult with a specialized lawyer before filing for any refunds ⚖️

The Ministry of Trade in Türkiye is gearing up to launch a major reform: a mandatory secure payment system (Güvenli Ödeme Sistemi).

How does the mechanism work?
Think of it as a highly secure vault that completely protects the buyer. Your funds are locked into a special state-regulated account. The seller only gets access to the money the exact second the title deed (TAPU) is officially registered in your name at the Land Registry. There are zero “grey areas,” which is an absolute game-changer if you are closing a deal remotely.

What changed with the launch date?
Originally, the system was slated to become mandatory for everyone on July 1st. However, the official start has been pushed back to October 1, 2026.
This delay doesn’t change the essence of the reform. The government is simply taking a three-month pause to perfectly and seamlessly sync the banking gateways with the Land Registry databases. A massive rollout like this can’t be rushed—everything has to run like clockwork.
