Beware of fake advertisements online!

There seems to be an increase of so-called agents in the Kyiv real estate market who are making misleading or outright false advertisements, so I thought I’d share with you some of the tricks you should be aware of.

- an agent without any clients creates a fake advertisement, hoping clients will call him directly. Now he has a client, to whom he will say that the apartment in question is no longer available and proceed to send others (usually much worse or much more expensive).

- the misleading advertisements can be 1) properties that don’t exist in Ukraine at all 2) properties that exist but are already rented 3) places that are available but at a much higher price 4) all the information is correct but the property is exclusive with another agency and this agency is trying to “intercept” clients before they call the correct agency.

- no one website solves any of these problems, so don’t think that just because the advertisement is on a nice-looking website with a “verified” agent that this means much. At the end of the day the person posting the advertisement is just someone with a few pictures and internet access, until proven otherwise.

REMINDER: The real estate business in Ukraine is completely unregulated and unlicensed. “Agents” can be anyone off the street, and they have no legal obligation to you.

We are happy to announce that our Property Management team is expanding. We have had some great luck finding amazing team members via social media, so we are starting here. Details below:

Position: Property Manager. No experience necessary, all training will be provided.

Requirements: High energy, good at multi-tasking, good organizational skills, fluent Ukrainian and at least intermediate English.

Compensation: 25-28k UAH per month depending on experience, with monthly bonuses also possible.

Work description: Assisting the head of property management in dealing with clients and property maintenance issues at our 40+ properties through the historical center of Kyiv. You will be provided with all the information and resources you need to do the work, but it will be up to you to implement the solutions in the best way. Nobody will be micro-managing you, and no two days of work will be the same, so this job is perfect for people who like to work more independently. The work will be split between about 30% office type activities (calculating utilities, ensuring rental payments have been made, sending emails to tenants/owners, etc) and 70% site work (solving maintenance issues, coordinating furniture deliveries, ensuring tenants are satisfied, etc).

For those with only decent English, you will be working for a company with a Native English speaking owner, and 90% of the owners and tenants are foreigners, which will give you plenty of opportunities to practice English at a high level.

Location: Only the historical center of Kyiv. Office is located on Reitarska, and all the properties we manage are about 15-20 minutes walk away.

This property management position is a great way to learn the property business, as you will interact with numerous aspects like rentals, renovations, design, furniture, repairs, etc. Also, for those of you who love historical buildings, like we do, note that 98% of our properties are located in Tsarist and Stalin-era buildings.

Position: Rental Agent. No experience necessary, all training will be provided.

Requirements: High energy, good at multi-tasking, good organizational skills, native Ukrainian and intermediate English or better.

Compensation: Expect a moderate stipend for the first 1-3 months, then a switch to 100% commission. A motivated, dedicated person can expect to average $1000-2000 of income per month for the first year.

Work description: You will be helping expat clients find adequate rental housing in the very heart of Kyiv (our office is on Reitarska). You will be provided with all the skills and knowledge to be successful, and the rest will depend on your efforts. Once you are trained up, you will have quite a flexible schedule where the only requirement is to have satisfied clients.

For those who want to improve their English, you will be working for a company with a Native English speaking director, which will give you plenty of opportunities to practice English at a high level.
