Observed Condition (For Claims Inspection)
1. Tile Damage (Primary Concern)
Multiple cracked, chipped, and broken tiles across slopes
Visible fractures and edge breaks, especially in high-traffic or exposed areas
Some tiles show impact-type damage (could be consistent with debris, hail, or mechanical damage)
Claims relevance:
This can qualify as functional damage if it compromises water shedding
2. Tile Displacement / Misalignment
Several tiles appear shifted or not seated properly
Gaps between tiles increase risk of water intrusion
Claims relevance:
May indicate wind uplift or improper prior repairs
3. Underlayment Exposure Risk
Broken/missing tiles suggest underlayment may be exposed or deteriorating
No direct view of underlayment, but risk is high based on tile condition
Claims relevance:
If underlayment is compromised, it often justifies partial or full slope replacement
4. Flashing & Penetrations
Around vents and roof penetrations:
Improper sealing / aging sealant
Signs of patchwork repairs
Skylight area shows wear and potential water entry points
Claims relevance:
Common leak origin → may support interior damage claims
5. Granular / Surface Wear & Biological Growth
Visible discoloration, staining, and moss/lichen spotting

Claims relevance:
