Beginning November 2, 2026, UAD 3.6 becomes mandatory for new appraisal reports submitted to Fannie Mae and Freddie Mac through UCDP.
And while UAD 3.6 is primarily an appraisal and lending change, real estate agents need to understand it too.
Here’s the breakdown 👇🏾
🔑 1. THE OLD APPRAISAL FORMS ARE GOING AWAY
Instead of separate legacy forms for different property types, the industry is moving toward one dynamic Uniform Residential Appraisal Report (URAR) that adapts to the property being appraised.
🔑 2. PROPERTY DETAILS ARE GETTING MORE GRANULAR
UAD 3.6 captures more structured information about the property; including components, condition, updates, site characteristics, ADUs, amenities, vehicle storage and more.
Translation for agents: accurate MLS data and detailed knowledge of your listing matter.
🔑 3. “GLA” & “BASEMENT” TERMINOLOGY IS CHANGING
You may begin seeing terminology such as:
GLA ➡️ Finished Area Above Grade
Basement ➡️ Below Grade
Garage/Carport ➡️ Vehicle Storage
Location ➡️ Site Influence
Actual Age ➡️ Year Built
Understanding the new language will make appraisal reports easier to interpret.
🔑 4. CONDITION & QUALITY RATINGS STILL MATTER
The familiar C1–C6 and Q1–Q6 scales remain, but UAD 3.6 provides clearer definitions and more detailed property-level information.
That means agents should be prepared to document renovations and improvements: What was updated? When? Was it a cosmetic renovation or a major remodel?
🔑 5. ADUs GET MORE ATTENTION
Accessory Dwelling Units can now be reported with more detail, including their size, rooms, condition and location.
For properties with in-law suites, apartments, converted spaces or detached living areas, agents should understand exactly what exists and how it is legally classified.
🔑 6. ABOVE-GRADE VS. BELOW-GRADE SPACE MATTERS
A beautifully finished lower level can absolutely contribute to a property's appeal and value but it isn't automatically treated the same as finished area above grade.
Agents should be careful about how square footage is represented in listings and CMAs.
🔑 7. BETTER DOCUMENTATION = BETTER COMMUNICATION
Before the appraisal, have information available about:
✔️ Renovations & dates
✔️ Roof/HVAC/mechanical updates
✔️ Additions
✔️ Finished areas
✔️ ADUs
✔️ Permits when applicable
✔️ Unique site/property features
✔️ Recent improvements
The appraiser determines the value independently, however, our job as REALTORS® is to make sure accurate property information is available.

UAD 3.6 isn't just something appraisers need to learn. REALTORS®, lenders and other professionals involved in the transaction should understand how appraisal reporting is changing.
