Never underestimate the power of the final walkthrough! As one of the very last steps before purchasing a home—typically done the day before or right on closing day—this step is absolutely vital.
I always tell my clients: do not skip this milestone! In fact, our team is so passionate about protecting our buyers that we require them to sign formal paperwork if they choose to opt out of this step.

Today, I conducted a walkthrough with my buyer. My client initially thought about skipping it. After all, he had already attended two prior inspections, and the seller had been gracious in letting him show the house to friends a couple of weeks ago.

But I am so incredibly glad we stuck to the plan and went anyway!
The home previously had a roof leak discovered during due diligence during a bad storm. To their credit, the seller paid to have a professional team fix it. Two weeks ago, I personally dried out the bucket under the leak area and waited for a heavy rain to truly test the repair. Right on cue, we received a substantial, providential rainfall over the past two days.

Today’s walkthrough revealed that the leak was actually still active! As experienced roofers know, a roof repair isn't truly verified until it faces a real storm.

My buyer can move forward with confidence since we were able to immediately present the seller with a few great options to remedy the issue to the buyer’s satisfaction.
