Capital structure defines how a property is financed and how risk is distributed over time. The balance between debt, equity, and reserves plays a critical role in a property’s ability to perform across different market conditions.

Well structured capital provides flexibility. It allows owners to manage interest rate changes, fund capital needs, and avoid forced decisions during periods of volatility. Poorly structured capital, even on strong assets, can limit options and amplify risk.
