One of the biggest mistakes I see buyers make at an open house is focusing on the furniture instead of the home itself. Here are five things I always tell my clients to pay attention to before falling in love with a house.
1️⃣ Pay attention to the natural light. Visit rooms with the blinds open and imagine what they'll feel like throughout the day. Natural light can affect everything from your energy bills to how much you enjoy spending time in the space.
2️⃣ Open the closets, pantry, and garage. Don't assume there's enough storage just because the home looks tidy. Picture where your clothes, holiday decorations, kitchen appliances, and everyday items will actually go.
3️⃣ Look beyond the fresh paint. A home can look beautiful on the surface, but take a moment to notice things like water stains, cracks, worn flooring, or windows and doors that don't open or close properly.
4️⃣ Take in the neighborhood—not just the house. Listen for traffic, notice nearby businesses, and see how the area feels. If you can, drive by at different times of day to get a better sense of what everyday life is like there.
5️⃣ Think about how you'll actually live in the home. Can you picture yourself cooking in the kitchen? Is there enough room for family gatherings? If you work from home, is there a space that makes sense for an office? The best floor plan is the one that fits your daily routine.
An open house isn't just about deciding if you like a home—it's about deciding if it fits your life. The more questions you ask now, the more confident you'll feel when it's time to make an offer.
