The mortgage payment is only part of the monthly picture.
One of the biggest surprises for many buyers isn’t the purchase price — it’s the hidden maintenance and ownership costs that come after closing.
A few things I always encourage buyers to pay attention to:
• Older HVAC systems
• Aging windows and insulation
• Sewer line or plumbing concerns
• Roof condition
• Tree maintenance
• Well/septic servicing in rural areas
• Insurance differences by location or property condition
Especially in New Mexico, two homes at the same price point can come with very different long-term costs depending on age, upkeep, and location.
A home inspection is important, but so is understanding what future maintenance may realistically look like.
Sometimes the better deal isn’t the cheaper home — it’s the one that’s been cared for well.

The latest market data is showing a gradual increase in inventory across Albuquerque, with months supply sitting around 1.8 months.

What does that actually mean?

We’re seeing:
• a little more breathing room for buyers
• fewer “instant decision” situations than a few years ago
• some homes sitting longer if they’re overpriced or need work
• stronger opportunities for negotiation on certain properties

But at the same time:
• well-prepared homes are still moving quickly
• updated homes in desirable areas continue to attract attention
• inventory is still relatively limited overall

In other words — the market is becoming more balanced, but sellers still have leverage in many situations.

Right now, strategy and pricing matter more than ever.

A lot of buyers think the only way to compete is to offer more money. That’s not always true.

Sometimes sellers care just as much about:
• a smoother timeline
• fewer surprises
• a reliable lender
• flexibility on possession dates
• confidence the deal will actually close

The “best” offer and the “highest” offer are not always the same thing.

Good strategy matters just as much as price — especially in a market where buyers and sellers are trying to balance affordability and certainty.
