🔑 What is a Lease Option? 🔑

Lease options are not a traditional type of financing, which is why many people don’t fully understand how they work. Here’s a brief explanation of what a lease option is:

A lease option lets a serious buyer move in now and keep the exclusive right to buy later (typically within 1–3 years).

🏡 Tenant-Buyer (Not a Renter)

In my eyes, a tenant-buyer is just like owning the home—you live in it and care for it as yours.

Legally, title stays in the owner’s name until you qualify for a traditional mortgage and close.

💰 Down Payment

A non-refundable option deposit (usually ~5%) is due at signing.

If all requirements are met and you close, it is credited toward your principal balance.

📆 Time to Buy

You can purchase anytime within the term once you’re mortgage-ready.

Price is set up front, fixed during Year 1, then increases 1% at the end of each completed year.

Complete a mortgage readiness review to confirm where you stand.
