🏠 Home Inspection vs. Home Appraisal: What’s the Difference?
As your local Altus Realtor, I often get asked this question during the home buying process. These two are essential but serve completely different purposes:
🔍 Home Inspection
• Focuses on the physical condition of the home.
• A licensed inspector checks the foundation, roof, plumbing, electrical, HVAC, structure, and more.
• Identifies safety issues, needed repairs, and potential maintenance costs.
• For the buyer — helps you negotiate repairs or walk away if problems are too big.
📊 Home Appraisal
• Determines the market value of the property.
• The appraiser compares your home to recent sales in the area (comps).
• Required by lenders to make sure the home is worth the loan amount.
• For the bank (and you) — protects everyone from overpaying.
Bottom line:
A home inspection tells you if the house is in good shape. A home appraisal tells you if the price is fair. You usually need both when buying!
