Browsing homes on Zillow?

Before you click “Request a tour,” it’s worth knowing what actually happens.

That one click doesn’t always connect you directly with the listing agent. In many cases, your information is routed to agents through a lead system, which can mean calls and texts before you’ve even decided who you want to work with.

And while there are a lot of great agents out there, the bigger issue is this:
you’re starting the process without a plan.

What actually matters is having someone in your corner who can guide you through pricing, timing, and decisions, connect you with the right team, and help you position yourself the right way when it’s time to make an offer.

Because seeing the home is easy. Securing it is where strategy comes in.

Home inspections can feel overwhelming, especially the first time you see a long report.

What most buyers don’t realize is that inspection reports are meant to be thorough. Inspectors document everything they see so you have a full understanding of the home.

The goal isn’t to walk away with a perfect house. It’s to walk away knowing what you’re buying and feeling confident about your decision.

The more you understand the process, the less intimidating it becomes.

“How’s the market?” is usually the first question people ask, but it’s rarely the most important one.

The better conversations are about how to buy smart:
• Should you focus on lowering your monthly payment or preserving cash?
• Does location matter more than square footage?
• What tradeoffs are worth it and which ones aren’t?

Two buyers can be in the same market and need completely different strategies because their finances, timelines, and priorities aren’t the same.

That’s why I don’t believe in one-size-fits-all advice or quick answers.

25 books in 2025 📚

I love to read and love talking about books, this year’s list was a mix of whatever I was in the mood for.

A few standouts:

Favorite stand-alone fiction:
The Song of Achilles — Madeline Miller

Favorite series:
The Plated Prisoner series — Raven Kennedy

Favorite memoir:
Educated — Tara Westover

My final book of the year was Yellowface by R.F. Kuang and I couldn’t recommend it enough. It was definitely up there for my favorite of the year!

What should I read in 2026? Always open to recommendations 📚
