WHOOHOOO!! Congratulations to my buyer for becoming a homeowner today!

My client had been looking for a while for the perfect property to meet his needs...only finding a few homes here and there that were what he was looking for. He had put in a few offers and was beaten out each time. Never the less, he continued to look...finding house after house that seemed exactly what he needed on the outside and some of what he was looking for inside. However, somehow each home needed significant foundation work...like, every one of them!

We found this adorable home ONE street over from his best buddy and across the street from his first hunting experience...hoping to heck that the basement was not needing thousands of dollars in repairs. The inside needed a smidge of updating, but the basement and the entire rest of the house is PERFECT for him and even comes with almost 3 acres of land! He was still up against multiple offers, as is common nowadays, but listened to my suggestions, put forth some AMAZING terms, and snuffed out the competition! WHOOOHOOO! I even got him an additional $900 credit at closing and all the appliances!! OH! And we closed 2 weeks early!! YES! My client was VERY prompt with anything the bank or attorney needed...and the sellers were very kind and prompt with their side as well. Congratulations to my seller for closing on their inherited property today!

Losing a loved one is never easy...and dealing with selling their home is equally as hard. My client was referred to me by their estate attorney, Voelkl Law, and was taken care of every step of the way.

During my first meeting with her, we realized we had some hills to climb to get this property sold. The property had been listed a while ago for WAY too much and didn't sell. On top of the stigma of not selling, the house had fallen into disrepair in some areas and there are VERY VERY few 3 unit properties in Western New York to use as comparable properties. We went over several scenarios on pricing strategies, expected time frames to close the home, and what we could do to market the property as best we could. We went over selling the side lot, selling everything together, rough estimates of repairs...everything to make an informed decision about how to price the property. I found her several contractors to finish the clean up that the family worked together on and they did a great job!

Once listed, I showed the property to a few investors who could not see past the repairs needed. But you only need ONE person to love a property, flaws and all. We lucked out and found that couple within 9 days of being on the market! We made quick work of negotiations and everyone started working on getting to closing. The cherry on top? My client's parent's long-time wish was to sell to someone she knew. My client was SO EXCITED when she got the contract to sign - the buyer was known well to the family who did not know of the parent's long-time wish. My client was OVER THE MOON she could fulfill her parent's hopes and was near tears when she saw the names of the buyers. It all worked out perfectly in the end and I couldn't be happier for her and her siblings.
