Episode 1: A House With a Past

I’ve walked through a LOT of houses over the years.

But there’s one foreclosure I’ll never forget.

We had a buyer interested in a home that had been sitting vacant for years.

No furniture. No heat. Just an empty house that had weathered years of Alaska winters.

The appliances were still there, though.

And that refrigerator?! 🤢

OH. MY. GOODNESS.

The STANK! Some smells you just never forget, no matter how hard you try! 😂

But it wasn’t just the smell or the freezing temperatures that stayed with me.

It was the sadness.

You see, this wasn’t just another vacant foreclosure.

This home had a heartbreaking past. Years earlier, a tragedy had taken place within those walls.

And as I walked through those empty rooms, I couldn’t help but think about the people who once called it home.

The memories made there. The lives lived. The plans for tomorrow.

It was a strange feeling, standing in a house that had been so quiet and cold for so long.

As Realtors, we see all kinds of homes. Beautiful ones, neglected ones, quirky ones, and sometimes homes with histories that never make it into the listing description.

When I left that house, I went and bought sage. 🌿

I wanted to welcome a fresh, clean beginning.

A little peace. A little warmth. A chance for that house to feel like a home again.

A new chapter. New memories. A fresh beginning.

And that’s one of the things I love about real estate.

Every house has a story. And sometimes, we get to be a small part of writing its next chapter. 🏡❤️

🏡😂 STORY TIME: My Realtor Radar Never Turns Off! 📡

You know how dogs can hear a treat bag open from three rooms away?

That’s ME when someone mentions REAL ESTATE! 😂🏡

I’m at my son’s preschool, minding my own business (sort of 😆), when I overhear one of the moms excitedly telling everyone…

“WE FOUND A HOUSE! WE’RE UNDER CONTRACT!” 🎉

🚨 BEEP BEEP BEEP! 🚨

My Realtor radar has officially been activated! 📡👂

Me: “Ooooh! You got the GREEN one?!”

Her: 😳 “HOW DID YOU KNOW?!”

Me: “Girl, it’s my JOB! I know a LOT of the houses on the market!” 😂

And that’s the thing about being a Realtor…

I don’t have to be showing houses to know what’s happening in the market. I’m constantly watching new listings, price changes, pending sales, and what’s selling around us.

Apparently, I can’t even make it through preschool without talking real estate! 🤣

Once a Realtor, always on Realtor radar! 📡🏡

While the rest of us are enjoying the view, these Army guys are apparently jumping out of a perfectly good helicopter! 😂🪂

🚗🍟 CONFESSIONS OF A DOORDASHER 🤫

Things I never thought I’d hear until I overheard some drivers discussing their work.

😂 I won’t pick up from restaurants that take FOREVER. Time is money!

🍔 I avoid high-traffic fast-food restaurants. That $5 order isn’t worth 25 minutes in the drive-thru.

🚗 I judge an order by the mileage AND the payout. Not just the tip.

🏢 Third-floor apartment, no elevator, and six bags of groceries? That’s a workout I didn’t sign up for.

🏠 If your house numbers are invisible, we’re both going on an adventure.

❄️ In Alaska, an icy driveway or unplowed road can turn a simple delivery into an extreme sport.

📱 “Just five more minutes” from the restaurant usually means I’m reconsidering my life choices.

🥤 Why are fountain drinks always the most stressful thing to transport?!

🚪 If your door opens outward, please don’t put a giant drink directly in front of it.

🫎 And yes, in Alaska, a moose in the driveway absolutely gets the right of way!

DoorDashers, what’s YOUR confession? 👀

And customers… what’s something your delivery driver does that drives you crazy? 😂

🏡😳 WAIT… THE SELLER DOESN’T HAVE TO PAY BOTH REALTORS?!

That’s right! And there’s something else that might surprise you…

Your Realtor could work for MONTHS and earn $0.

Think about it. Would you work for 30, 60, or 90 days without knowing whether you’d receive a paycheck? 🤔

That’s often how real estate works!

📸 Marketing homes
🚗 Driving to showings
📱 Answering calls and questions
📝 Writing offers and negotiating
🔑 Coordinating inspections, appraisals, and closings

And we typically don’t get paid until the transaction CLOSES!

💰 So who pays the Realtors in Alaska?

🏠 The seller typically pays their listing brokerage.

🔑 The buyer’s brokerage may be paid by the seller, buyer, or listing brokerage, depending on the negotiated agreements.

YES! Sellers can still pay both sides.

Commissions are negotiable. There is no set commission rate.

❤️ We love helping families buy and sell homes, but there’s a lot more behind that SOLD sign than most people realize!

😂 Okay, friends… I need to know!

What’s your “well, THAT wasn’t part of the weekend plan” moment? 🤦‍♀️😂

Broken appliances? Unexpected home repairs? A complete mom-life meltdown?

Please tell me I’m not the only one out here just winging it this weekend! 🧺🤣👇

🧺 can’t use my washer after hockey weekend is no bueno. Luckily Eagle River and Chugiak have 2 laundry mats.
Then I realized I had clothes- but no coins, no soap and no laundry basket. 🤣

🏡 “Wait… you mean we could buy a house THIS year and not make our first mortgage payment until 2027?!” 😲🎄

Imagine having this conversation with your Realtor…

👩‍💼 Buyer: “We would love to be in a new home for Christmas, but we’re worried about the holidays and a mortgage payment.”

🏡 Me: “What if I told you that depending on your closing date, your first mortgage payment might not be due until FEBRUARY 2027?”

🤯 Buyer: “WAIT… WHAT?!”

YES! 🎉

With many traditional mortgage loans:

🔑 Close in November 2026 → First payment typically January 2027.

🔑 Close in December 2026 → First payment typically February 2027.

🎄 New home for Christmas.
🎁 Time to settle in.
🏡 And potentially no first mortgage payment until February!

Who says you have to wait until spring to buy a house in Alaska? 😉
