Pricing a home correctly from the start is one of the most important factors in achieving a successful sale. While it may be tempting to list high and “test the market,” overpricing often leads to fewer showings, more time on the market, and fewer offers.

A well-priced home attracts more attention early on, creates stronger buyer interest, and can even lead to multiple offers. The first couple of weeks are critical, and buyers quickly notice when a home is priced above comparable properties.
