What is the Lebanon County housing market telling us right now?

Buyers had more options in August, with active inventory increasing 15% from July. At the same time, pending activity declined and price reductions became more common.

The takeaway isn’t that homes have stopped selling—they haven’t. Homes still moved faster in August. But buyers are becoming more selective about price, condition and overall value, especially as mortgage rates remain elevated.

For sellers, preparation and launch pricing matter. For buyers, additional inventory may create opportunities that weren’t available earlier this year.
