LOWER INTEREST RATES/ OPEN HOUSES THIS WEEKEND

Home buyers should be able to take advantage of lower rates and increasing inventory. Interested in what you can afford?

Home Interest rates are now to 6.94% this week following some minor but still encouraging signs that inflation is easing.
The housing inventory continues to rise, although it remains well below pre-pandemic levels.
The higher interest rate slowed the existing and new home sales in April.

Homebuyers who've been holding out this spring may have some late-season opportunities as interest rates decline and inventory in many areas continues to climb.

The 30-year fixed-rate mortgage dropped below 7% this week, to an average 6.94% this week.

Chabot’s three large historic telescopes offer a unique way to experience the awe and wonder of the Universe.

Our observatory deck offers breathtaking views 1,500 feet above the Bay. Three observatory domes house the Center’s 8-inch (Leah, 1883) and 20-inch (Rachel, 1916) refracting telescopes, along with a 36-inch reflecting telescope (Nellie, 2003).

Rail Fair at Ardenwood Historic Farm

Bring your family to RAIL FAIR on Memorial Day Weekend at Ardenwood Historic Farm in Fremont.

Rail Fair will be returning to Ardenwood Historic Farm on May 25, 26 and 27 2024. Trains of all sizes—from a variety of model and live steam trains to a full-size steam locomotive—will be on display at Rail Fair which runs from 10 am to 4 pm each day on Memorial Day Weekend. This event is perfect for train fans of all ages.

Admission includes all activities: $16 for adults (18+), $14 for seniors (62+), $13 for children (4-17), and free for ages 3 and under. Parking is free.

Even if no major issues are found in a home, your inspector has a vital role. They will indicate maintenance issues and estimate appliance lifespans so you can plan.

The good news is that NPI inspectors are ready to perform your inspection during any phase of the buying process, whether that be before you make the offer or after you’ve already closed. You can still get the information you need for financial planning, and most importantly, you can make sure your home is safe.

Myth 2: A home inspection is the same as an appraisal.
A home inspector identifies safety issues and maintenance tasks while an appraiser determines the actual market value of your new home. While both technically inspect the home, your home inspector is checking major systems for possible repairs, and your appraiser is documenting amenities, floorplans, and market trends. Do You Need Title Insurance?

Yes, you need title insurance if you own real estate.

It provides protection against losses that occur when the title to a property in California is not free and clear of defects.

Examples include an undiscovered lien (such as mechanic lien) or easement against the property. Most lenders require title insurance as a condition for getting your loan.

Normally, there are two types of policies available when you are purchasing a property – a lender’s policy and an owner’s policy. The lender’s policy will protect the lender’s security interest in the property.

An owner’s policy will protect you, the owner, from claims by others against your property.

You may believe that as long as the lender has a title insurance policy, you do not also need to buy one. You may also believe that if the former owner of the home had a policy, you are protected.

Neither of those statements is true – the lender’s policy protects the lender, and the former owner’s policy protects the former owner. You need your own policy to protect your legal title to the property.

The policy will cover you for as long as you own the property. Your policy will only cover the value of the property.

If you choose to buy title insurance, you should obtain the policy for the full purchase price of the property. Who pays for the title insurance depends on where you live – it’s not set by law, but instead is a matter of local custom.

It may be paid by the buyer or seller, or be split between the parties. In general, in northern California the buyer pays for title insurance, or in some cases it is split between the parties. In southern California, the seller normally pays the premium. The parties are free to negotiate something different than what local custom dictates.

Before you purchase title insurance, it’s important that you understand any exclusions contained in the policy. For example, if you are aware of a lien or claim against the property and your insurance company is not, you may not have coverage for that lien or claim.

You also may not have coverage for eminent domain issues. Before you choose to purchase or refinance the property, you need to understand what your title insurance will cover.
