Newsflash, the CEO of Fannie May reported that outside of covid, rates hv only been this low about 5 times in the last 50yrs and further rate drops are not predicted.

1. 2 most recent tax yrs filed.
2. 2 yrs of consistent work history. If you were in school for 2 yrs, and are now in a job related to you degree "that counts"!
