Is the real estate market cooling? 🥶

Numbers for the month of August have just been released and there are finally signs that the market may be cooling down. For the first time this year, the median sales price in LA County did not increase. In fact, after reaching a high of $835,000 in June, the median sales price has remained at $825,000 in the last two months. While this is still 14.5% higher than just a year ago, this is promising news for buyers.

Another interesting statistic is that the average percent of the last list price received has also gone down for the first time this year. 2021 will be known as the year of bidding wars and homes selling well over the list price. Kudos to all the buyers who made a purchase this year, you are resilient! And to those of you who are still trying or have decided to put your buying plans on hold, don’t lose fret! The fact that this percentage has gone down for the first time this year simply means that competition is diminishing. I personally have noticed that listings are now receiving fewer offers compared to a month ago.

The final statistic I wanted to share is the inventory of months' supply. From 2012 to 2020 months supply roughly fluctuated between 2-4 months. During the COVID-19 pandemic, monthly supply dipped below 2 months for the first time in over 10 years reaching a low of 1.8 months in May and June. However, for the first time this year, the months' supply has actually increased in July and August.

Yes, the housing supply is still incredibly low and home prices are still way over where we were one year ago, however, there are signs that this is changing. While it’s still too early to tell for sure, I do believe the market is shifting. The bidding wars and skyrocketing prices were not sustainable and it looks like prices are beginning to stabilize.

Congratulations to my client, Denice, on selling her home for $120,000 over the list price! Denice is just a few years from retirement and was looking to downsize her home. She couldn’t have picked a better time to do so, as we were able to obtain multiple offers and ended up accepting an offer far greater than what she had originally anticipated. Not only did she receive a fantastic price on her home, but we were also able to negotiate a 9 months leaseback (2 months free!), providing her adequate time to locate her replacement property.

You might think selling a home in a competitive seller's market is a piece of cake. However, an effective listing agent cannot be underestimated. Effective marketing and the ability to handle and negotiate multiple offers require skill and finesse. In addition, closing in a timely manner with minimal hassle is essential with the ongoing pandemic. (We received multiple offers with only 2 days of showings.)

Congratulations to my clients on selling their home for top dollar! After just two days of showings, we received 10 offers. When negotiations were all said and done, we accepted an offer that was $97,000 over the list price! This completely blew away my client’s expectations and I could not be happier for them. The goal of our marketing plan is 1.) for our clients to receive the highest price for their home with 2.) the least amount of hassle to them. Who’s looking to sell their home??

Congratulations to my client on securing this fixer in the Bungalow Haven neighborhood of Pasadena! This transaction required the utmost persistence, determination, and grit. To start things off, we were competing against 20+ offers (the majority cash offers). In addition, our client was utilizing a bridge loan since the property would not qualify for conventional financing. After multiple counters and folling up with the listing agent, we finally got our client’s offer accepted! However, once in escrow we encountered issues regarding the loan. Working directly with the listing agent, the lender, escrow, and title, we were finally able to come up with a solution and close the transaction.

If you have ever sold or purchased real estate, you know that anything and everything can happen! That is why having an agent who is hands-on and willing to go into the trenches (figuratively and literally 😂) is so important. SOLD for $1,075,000. Setting a record for the most expensive condo sold in the historic Raymond Renaissance building! This unique property features a sloped ceiling on the second floor. And while this is not for everyone, we were still able to fetch a phenomenal price and negotiate a lease back for the seller while we secured her replacement property (which we did!). Congratulations to my clients on this beautifully remodeled home in Baldwin Park! This transaction was anything but easy. With only 3.5% down my clients struggled to get an accepted offer in this ultra-competitive market. They were ready to give up but I was determined in helping them fulfill their dream of purchasing their first home.
