Hello all! For the last few months I haven't posted anything about market activity, but we are fortunate enough now to have new market snapshots to share. My analyst background means I love looking at data, so hang in with me....

For September, there were 1,306 closed sales (13.4% drop from PY) with 1,652 NEW listings (11% increase from PY).

One other thing we are seeing is that as a whole, homes are selling below list price. This can be due to several factors, but keep in mind median sales price is still up 11.4% versus prior year.

Check out this home in Highland Village. This is a 4 bed (plus office) with 2 and a half baths. This is located in the Castlewood subdivision of Highland Village.

I absolutely love this area. If you are unfamiliar with this neighborhood, it is worth a drive just to see the landscape and topography. This is also close to shopping of Flower Mound / Highland Village.

Time for the May 20222 Denton County Housing Report!

This is the first time I can say that active listings are UP year-over-year. Listings are up 36.4% over May 2021:
May 2020 - 3,331 active listings
May 2021 - 1,172 active listings
May 2022 - 1,612 active listings

Although active listings are up, we are still in a sellers' market with only 1.2 months of inventory with listings still being less than half of what they were in 2020.

Here's the March 2022 market report for Denton County.

The latest Housing Report for Denton County shows that year over year active listings are still down, and closed sales are flat.

Here's some key details on active listings and closings in Denton County:
Active listings were 782 for March 2022 (Compared to March 2021 = 1,129; March 2020 = 2,736)
Closed sales were 1,241 (Compared to March 2021 = 1,248; March 2020 = 1,307)

Listings are more than 70% lower than they were just 2 years ago, but demand is still high!
