There is no such thing as “the D.C. market” right now.

You’re going to hear that inventory is up 9% across the metro. That’s true. It’s also close to useless on its own — because it’s an average of three markets that have stopped behaving alike.

We ran the numbers on where those extra listings actually came from:

→ The metro added **923** homes to the active market vs. last June
→ Condos supplied **883** of them
→ Townhomes added 200
→ Detached homes went the other way — **160 fewer** houses for sale than a year ago

So if you own a house, your market got tighter this year, not looser. Detached homes are going under contract in 8 days, supply dropped to 2.12 months, and closed sales rose 9.8%.

If you’re shopping for a condo, you have something you haven’t had in a while: time. 24 days on market, 4.22 months of supply — roughly twice the competition a detached seller faces.

Closer to home: Fairfax County (1.86 months) and Loudoun County (1.89) hold the tightest supply of any large jurisdiction in the region — about 30% below the metro figure.

The metro average won’t tell you much. Your property type and your county will.

Every agent in Northern Virginia is about to post the same number: showings down 28%.

Ignore it.

That week ran June 29 to July 5. It had the Fourth of July in it. The week before it didn’t. Fewer people tour homes on a holiday weekend — that’s a calendar, not a market.

Here’s the comparison that actually holds up, because last year’s same week had a Fourth of July in it too:

→ 10,405 active listings, up 9.8%. About 930 more homes than last July.
→ Median list price $600,000, up 0.8%. Holding.
→ 6.7% of listings cut their price — that’s fewer than last year.
→ 30 days to contract. Basically unchanged.

More homes on the market, and sellers still aren’t discounting. If you’ve been waiting for a crash to show up, this report is not it.

One more thing we found: it took about 13 showings to produce one contract last July. This July it takes about 11. Showings are down, contracts aren’t. The people still out touring are serious.

If you’re thinking about a move this year, let’s talk about what this means for your street — not the whole metro.
