Lately, we’ve seen a flood of headlines and social media posts predicting doom and gloom for the DC Metro real estate market due to recent federal workforce reductions. But let’s cut through the noise and focus on the facts. While it's true that around 116,000 federal employees nationwide have been impacted by layoffs or buyouts, the DC Metro area is home to nearly 480,000 federal workers—and that doesn’t even account for our vast private sector, booming tech industry, healthcare institutions, and government contracting firms. Yes, there are changes happening, but the idea of a market crash? Not even close.

Here’s why: we are in a seller’s market. With only 2.1 months of housing inventory, demand continues to outstrip supply, keeping home values stable. Even with the recent shifts in federal employment, the unemployment claims in our region were only 7,000 in January—a fraction of our workforce. Additionally, many of those who accepted buyouts are likely near retirement, meaning they aren’t flooding the job market. The DMV real estate market has always been resilient due to its diverse employment base, and the current data reflects continued strength, not weakness.

So, what does this mean for you? If you’re selling, low inventory and high demand remain in your favor. If you’re buying, now is the time to act before rates or competition increase further. Real estate in the DC Metro area has weathered economic cycles before, and this time is no different.
