Schedule B2 of the title commitment lists exceptions to the title policy. Some common exceptions might include:

📌 Easements: Rights granted to others for specific use of the property, such as utility companies or neighboring properties.

📌 Covenants, Conditions, and Restrictions (CC&Rs): Rules and guidelines governing the use of the property, often found in planned communities or condominiums.

📌 Liens: Claims against the property for unpaid debts, such as mortgages, taxes, or homeowner association dues.

📌 Encroachments: Structures or improvements that extend onto the property from a neighboring property, or vice versa.

🔖 Tips for Buyers

Review Carefully: Buyers should review Schedule B2 carefully and discuss any concerns with their real estate agent or attorney.

Resolve Issues: If there are any unacceptable exceptions, buyers may need to work with the seller, the title company, or their legal counsel to resolve these issues before closing.

Understand Coverage: Buyers should understand what their title insurance covers and what it does not, to avoid any surprises down the line.
