Thinking of selling this November? Smart move. November is a great time to sell a home. Here’s why–

1) Less competition.

When inventory is low, your home may have an easier time catching the eye of prospective buyers. This means you're more likely to sell your home quickly and for a good price.

2) Motivated buyers.

If buyers are looking in November, chances are they’re eager to buy. They may need to move quickly due to a job relocation or other life event.

3) Year-end tax breaks.

Many of your selling costs can be deducted from your capital gains tax so long as you’ve lived in your home for two of the past five years and it’s your primary residence, not an investment property.

You can subtract things like staging costs, legal fees, escrow fees, advertising costs, and real estate agent commissions.

If you're ready to sell your home by year’s end, reach out to me today. I’d love to help you prepare your home for sale, market it to the right buyers, and get you the best possible deal.

Are you thinking of buying or selling or curious about the local market as we head into winter?

Today, I’m sharing my thoughts on what you can expect — especially if you’ve got real estate on your mind.

First, a few bright spots for buyers:

In most major U.S. markets, including Asheville, home prices have stabilized. On average, they rose just 3% from August 2022 to 2023 — a far cry from the 16.1% jump in prices we saw between August 2020 and 2021.

Fall and winter are actually solid times to buy. Why?

• Less competition
• An uptick in inventory
• Motivated sellers

It's true that supply grows in the spring, but that also means you'll face more competition.

One more thing: Don't let the prospect of rising interest rates deter you. There are still open avenues for securing a mortgage, and should rates drop in the future, you always have the option to refinance.

On the selling side, now is the time to list your home, regardless of the season. Buyers are reaching out every day — and some of them are looking for a home just like yours.

If you're considering buying or selling a home in the coming months, don't hesitate to reach out. I’m here to help however I can.

Overpriced home prices are so last year. Like every trend, though, you can easily find a handful still hanging out on the market — but only if you know what to look for.

Let me show you how I spot inflated home prices for my buyers so that you can feel great about the house you’re getting and the price you’re paying.

1) Get cozy with a Comparative Market Analysis (CMA).

A CMA is THE best way to determine a house's fair market value. Put together by a knowledgeable agent, it’ll compare recent sales of similar properties nearby to paint a picture of what homes are currently selling for. Keyword here? Currently.

2) Check the time on the market.

A property that’s been sitting on the market for a while may indicate an inflated price. Well-priced ones attract interest — and sell — quickly. (FYI: the average days on market in June 2023 was 44.)

3) Appraisal vs. listing price.

You’ll be well into the buying process before the appraisal comes back, but it’s critical in confirming a property's value. If the appraisal comes in lower than the listed price, it's a serious red flag.

4) It’s what’s on the inside that counts.

Does the home boast a shiny, new kitchen, or is it stuck in the 90s? Interior and exterior upgrades can add or subtract from a home’s value. If things don’t add up, it’s time to ask some questions.

5) There’s no crying in pricing (or, at least, there shouldn't be).

Sometimes, sellers get attached to their homes, leading to “emotional pricing” - pricing based on data AND sentimental value. Have compassion, but negotiate with your CMA in hand to avoid paying more than you should.

An experienced agent is your best defense against spending more than you should — that and my guide: “Is It Worth It? Decoding Property Prices.” Want your FREE copy? Comment or send me a DM with 'Guide Me!' and I'll send over the 9-page guide.
