This story will stay with me. ❤️

Two years ago, I met my client at an open house. She was looking for a primary on main in a specific area so she could be closer to her family and grandchildren, but the home I was hosting was not the right fit. Before she left, she shared her contact information and asked me to reach out if I ever found the right home for her.

A few months later, I did. But during our conversation, she shared she had decided not to move after all. She had renovated her kitchen, fallen back in love with her home, and the drive to see her grandkids felt manageable.

Then two years later, something unexpected happened.

I was hosting another open house when she walked in. We immediately recognized each other. As we talked, she told me she saw my name on the sign and knew she wanted to reconnect.

This time, she was ready. She wanted to be closer to her family and knew exactly where she needed to be in the Heartwood neighborhood in East Cobb. The challenge was there was nothing available on the market.

So I got proactive and reached out to homeowners in the neighborhood to see if anyone had considered selling.

One homeowner called me.

We scheduled a showing, and the moment she walked into the home, she knew. Yesterday, she closed on her new home. 🏡

Part 3 and we did it 🏡

My buyer officially closed today on a home in the Heartwood neighborhood of East Cobb!

She had a very specific goal of being in this neighborhood so she could be closer to her family and grandchildren. The challenge was that there was nothing available on the market.

Through a proactive approach and local outreach, we were able to connect with a homeowner considering selling off market. That conversation led to a showing, a perfect match, and now a successful closing.

This is a reminder that even in low inventory markets, the right home is still possible when strategy and timing come together. So happy for my client and this next chapter for her. ❤️

Part 2 of the story and the letters worked. 🏡

After reaching out to homeowners in the Heartwood neighborhood of East Cobb, I was contacted by a homeowner considering selling off market. We scheduled a showing, and my buyer immediately fell in love with the home.

We are now officially under contract on an off market home at 185 Ashleigh Terrace in Marietta, GA 30062 and I could not be more excited for her. The best part is that she will now be much closer to her family and grandkids. ❤️

This is a great example of how the right strategy and local insight can open doors to opportunities that are not publicly listed. This brand new home in Cu***ng, GA looked like it had the chicken pox by the time I was done walking through it and every dot of tape represents something the builder is going to fix before my clients move in and I will make sure of that!

When you're buying new construction, a punchlist walkthrough is one of the most important steps in the process. Just because a home is brand new doesn't mean it's perfect. Scratched floors, uneven paint, loose fixtures, gaps in trim. The details matter, especially when you are a detail-oriented buyer who deserves a flawless home to move into.

Sometimes the home your buyer wants doesn't exist on the market. So you go find it. 🏡

I've been working with the sweetest buyer. She's been searching for months. She wants to be closer to her family, her grandkids specifically, and she has her heart set on one neighborhood in East Cobb. She's driven through it several times, she's imagined her life there and just feels it's where she belongs.

Well, there's a problem. Nothing is for sale and homes don't come up very often in that community .

I'm not waiting for a home to eventually pop up on the market, I'm going to find her a home!

So how am I going to do this? I have written personal letters to every single homeowner in that neighborhood. Not a mass mailer. Not a generic postcard. Real, personal letters. Because my buyer is real and her story is real. And she deserves an agent who is going to fight for her.

Somewhere out there is a homeowner who might be ready for their next chapter and they just haven't thought about it yet. So I'm going to find that person. To make that connection. To create an opportunity where one didn't exist. This is one of the reasons why I love what I do.
