Whew, taxes are done-- apologies for missing last week while I focused on that! Hope all of you get done in time with good numbers!

With everything going on globally, the Fed is basically in “wait and see” mode—which means rates are holding steady for now.

👉 Translation: If you’re waiting for the perfect rate, you might be waiting a while.

I was reading a recent update from Georgia MLS on the Atlanta market, and here’s what stood out:

Home sales are picking up again.
Closed sales jumped almost 25% month over month. 

Pending sales are up too, which means more buyers are getting back into the market. 

What does that tell me?

The market is moving again.

But it’s not the frenzy we saw a few years ago —
buyers have more options, and things are a little more balanced.

According to AP News, Mortgage rates have recently dipped below 6%, giving buyers a little more purchasing power after a long stretch of higher rates. This doesn’t magically fix affordability, but it does help buyers stretch their budgets a bit further than they could last year. 

At the same time:
• Inventory is slowly improving but still not plentiful compared to demand.
• National price growth is modest — meaning the market is balancing.

What this means for YOU right now:
🏡 Buyers: Lower rates + modest price growth = a thoughtful entry point — especially if you’re educated and ready to act.
📌 Sellers: Homes that are priced right and presented well are still getting attention — strategy matters more than ever.
