A stranger stopped me at Atlanta Airport this morning.

He’d been walking around for over 20 minutes trying to find Concourse D and was completely lost.

After helping him find the train, he looked around and said:

“It’s amazing that this train is only for the airport.”

That simple comment made me stop and think.

How often do we overlook the blessings that have become part of our everyday lives?

Sometimes we focus on traffic, long lines, busy schedules, or inconveniences without realizing that many of those things exist because we’re fortunate enough to have opportunities, resources, and places to go.

☕🏡 Real Estate Tea Time

For those of you wondering why I haven’t been posting as much lately…

It’s because real estate has been absolutely wild.

People see the closing photos, the sold signs, and the happy endings. What they don’t see are the phone calls, the last-minute surprises, and the situations that make you stare at your phone wondering, “What just happened?”

Recently, I received a call regarding a transaction that had already closed over a month ago. Everything was supposed to be complete, wrapped up, and done.

Then a new issue appeared out of nowhere.

Let’s just say this is one of those stories that reminds me why no two real estate transactions are ever the same.

☕🏡 Chisme Inmobiliario del Día

Necesito saber qué ustedes harían en esta situación.

Se vende una casa. En el contrato se acuerda reemplazar una ventana y se deja dinero en escrow para completar el trabajo después del cierre.

La ventana se reemplaza.
El vendedor paga.
Todo queda resuelto.

Un mes después llega una factura nueva. 😳

¿El problema?

El comprador llamó a la compañía de ventanas y reemplazó 8 ventanas adicionales que nunca fueron parte del contrato y sin autorización del vendedor.

Mi pregunta es:

¿Quién debe pagar esa factura?

A few years ago, sellers could say "no" to just about everything a buyer asked for.

No repairs.
No concessions.
No negotiation.

Today? The market looks a little different.

Zillow says 67% of sellers pay some or all of their buyer's closing costs.

That doesn't mean every seller should do it. But it does mean the most successful sellers today understand something important:

The market has shifted. And that's means negotiation is back on the table.

Sometimes helping with closing costs makes sense. Sometimes another concession is the better move. But it’s normal for today’s market to require some give and take.

The key is knowing what buyers are asking for in your area, and which compromises are actually worth making.

A lot of people who want to move are telling themselves the same thing: "Maybe I'll just wait until later this year."

But before you decide, make sure you understand what you could be giving up too. Because moving this Summer does have its advantages.

For buyers, it could give you more options in your price point. Historically, there are over 30% more fresh listings in the Summer compared to the rest of the year.

For sellers, it can mean a better sales price. Data shows, on average homes sell for 4% more in the typical Summer month compared to usual month in the Fall or Winter (when demand typically falls off).

The point isn't to rush into anything. It's just to make sure you have the full picture before deciding whether waiting is really your best move.
