METRO ATLANTA, GEORGIA - 66-Day Rescue Mission 🏡❤️
Congratulations to my client Jane on the sale of her home this past Friday!
I’m super grateful I was able to help Jane when she was in dire need of help. When I first met her two months ago, her home had decades of belongings, significant repairs were needed, there was a black mold issue, and she was facing pressing financial and health issues.
When I left that first visit, I literally told her that I was going to “rescue” her from this situation. Upon leaving I posted my sign, installed the lockbox, and started putting together my plan while driving home.
Because we had very little time and very limited resources to prepare the home, we decided an all-cash investor buyer was the best option. During his visit, he discovered a serious, active plumbing leak in the crawlspace. While he continued looking at the house, I was searching for an affordable plumber who could fix it immediately. I also provided Jane with $1,000 to help cover the plumbing repair and other immediate expenses.
I found a senior-transition company to help Jane sort through and clear out some of her decades of belongings, and I negotiated for those services to be provided up front and paid for after the sale.
Ultimately, the investor made a fair all-cash offer considering the home's black mold and serious foundation issues. He completed his due diligence beforehand, so there was no due diligence period in the offer and the contract included $15,000 in non-refundable earnest money. I also negotiated temporary occupancy after closing so Jane could have time to transition into assisted living.
Eventually, we got everything done and closed 66 days after I first met Jane — and 11 days before her scheduled foreclosure date. 🙏
I also arranged and paid for special transportation to get her safely to and from the closing, taking her medical needs into consideration.
As I helped her into her car after closing, Jane told me I was like her “Fairy Godfather.” 🥰
Soon, Jane, an Air Force veteran, will be moving into an assisted living community where she can get the care she deserves.
