If you’re thinking about buying, selling, or refinancing, there’s an important appraisal update you’ll want to know about.

Starting November 2, 2026, Fannie Mae and Freddie Mac will require UAD 3.6 for new appraisal submissions. The new system is designed to modernize appraisal reporting and provide more standardized, detailed property information.

✨ So what does this mean for you?

For buyers, appraisal reports may contain more detailed information about the property and its characteristics.

For sellers, improvements, renovations, condition and property features may be documented in greater detail — making it even more important to have your home information organized.

For homeowners, the change does not mean your home suddenly becomes worth more or less. It changes how appraisal information is collected and reported.
