That Pinterest worthy home might not be as perfect as you think.

You’ve been taught to look at aesthetics. The houses that look the nicest catch your eye.

And sellers know this. That’s why they touch up paint. Install new carpet. And add flowerpots out front.

Because those things photograph well.

But as a first-time home buyer, you want to look out for what will cost you money. Not just what looks nice.

And the most expensive things to upgrade are the things that you don’t see in photographs.

Like a new tankless water heater. An impact resistant roof (which also lowers your home insurance costs). A new sewer line.

You can buy a can of paint for less than $100. You can buy and install new carpet for $3/sqft if you’re willing to shop around.

But the peace of mind you get from knowing the seller just completed a $15k sewer line replacement? 👌🏽👌🏽👌🏽

The thing is, without the right tools, you go in blind. You don’t know how much it costs to replace a furnace. How much it costs to re-do fencing or put up new drywall.

I’ve seen too many home buyers turn down homes that would’ve been PERFECT for them.

Why? Because they didn’t understand the cost of something like changing the carpet.

So they assumed it would be too much.

Denver First Time Homebuyers: Read This ⬇️

I called a few agents the other day to tell them about my listing. And some of the responses floored me.

Some said “they don’t send listings to clients”. They just wait until their clients send them houses.

I was taught this too once. Not to “waste time” sending you listings.

Because you have Zillow. You can look at the feed yourself.

The thing is…if you add up all the time people spend scrolling listings to find “the one”, it adds up to hours.

Many, many, many hours. And part of my job is to SAVE you time. Not sit back while you do the work.

Second, what I do during the Perfect Match Search is more than just scroll Zillow.

Last year I was working with a couple who had their eye on a house. They noticed it was posted for rent. So I called the owner to see if he was interested in selling to them.

I call expired and withdrawn listings that I think will be a good fit. I send you off market and pre-market properties.

If you’re interested in new builds, I help you shop across builders and compare builder incentives (the builder won’t do that for you).

I help you understand the benefits AND risks of buying a new build. I spend hours calling to get the options they don’t post online.

I look for the homes that were typed incorrectly so they didn’t show up in your normal Zillow search.

I preview homes for you. I give you more options and more time back in your day.

And the result?

Most of my past clients fell in love with houses that I sent them…not ones they found while scrolling on Zillow.

He believed he’d have to be rich in order to buy his first home. Or have help from family.

And since he didn’t have a giant nest egg and his parents were pretty much out of the picture, owning a home felt out of reach.

But the truth was he already had more than enough to buy…he just didn’t know it yet.

So here’s what we did:

1. We reverse engineered it. We started with what he had saved and how much he was comfortable paying per month. Then we built a strategy to match so he didn’t need a large down payment.
2. We toured homes that allowed him to rent a few rooms out. This way he’d actually be paying less than he was in rent.

Once he went from assuming that it was impossible to walking through examples with REAL numbers, everything shifted.

He realized the number in his bank account was never the problem. It was not knowing his options or where to start.

Today, he lives in a house with his friends. His commute is easy. His monthly payments are even easier. He finally has something to call his own.

And he told me “I thought I’d never be able to be a homeowner. But this was so much easier than I thought it would be.”

Here’s what I learned: When you’re assuming and guessing your way through the process, it’ll always feel impossible.

You can take bigger steps forward when you can clearly see the path ahead.

Early on in my career, an older agent gave me this advice that I’ve NEVER followed (and never will):

They said they don’t follow up with clients after closing. They don’t even attend closings if they can help it.

Why?

If they followed up after closing, there was always something they would have to help with.

And helping their clients AFTER the deal was done was a waste of time. There was no more money in that. So it was always onto the next client.

They said soon enough, I’d get it. And I’d do the same thing.

It worked well for them...but it NEVER sat well with me.

I don’t see you as “just another transaction”. Just a deal. Just a number.

Buying a home isn’t transactional. It’s transformational.

It’s the decision that allows you to finally adopt the fluffy dog you’ve been dreaming of.

To decorate a room for the baby. To grow your family without having to take a stroller up and down the elevator.

To host your first Thanksgiving and start a new holiday tradition.

To double your net worth in the next 10 years.

It affects every aspect of your life now and years into the future.

On closing day, the documents say my legal role as your agent is over. But I don’t just disappear.

After closing, I often get questions about title. Home warranties. Things the seller left behind. Utilities. The list goes on.

Your student loans don’t hurt you as much as you think.

Because if simply having student loans kept you from buying a house…girl NO ONE would be able to buy!

Student loans don’t automatically mean you can’t buy. It’s one piece of the puzzle.

One piece of what I like to call your “financial fingerprint”.

Lenders look at the full picture when they qualify you. So as long as your payments are below a certain amount relative to your (pre-tax) income, you’re golden.

Now you might be wondering what IS that number? What IS the ideal DTI?

That’s where we get into the nitty gritty. It depends on what type of loan makes the most sense, if you’re using a down payment program or not, and a few other factors.

But one thing that holds true: 9 times out of 10 you’re in a better position than you realize!

Because “the market” doesn't mean anything.

What’s going on in Littleton is different from Northglenn. Which is different from Green Valley Ranch.

Yes, when you average it out across the state or general metro area, we’re in a buyers market.

But when you zoom in, that’s not always the case.

Even within Littleton, there are submarkets. Bow Mar, Ken Caryl, Columbine Valley.

Within different price ranges, property types, etc. there's different behavior.

And you need someone who can interpret the data for where you want to move SPECIFICALLY.

Let me tell you a story:

Once it took me four weeks to finish a movie.

I started it when David was out of town. It was a movie I knew he wouldn’t like (probably a romcom).

But I got tired and decided I’d finish it later that week.

The thing is, at the time our living room was the only place outside of our bedroom to just chill. There was the kitchen table I guess but like…no one’s spending their Friday night reading at the kitchen table 😕

And every single time I thought to finish my movie, something stopped me. Either David was relaxing in the living room and I felt bad asking him to move.

(Like, move where?)

And I didn’t want to subject him to the horrors of a cheesy romcom.

OR I was trying to watch it in the evening, he was going to bed early, and I knew it would be too loud.

Because our room was like 5 feet from our TV speakers.

There was never a good moment.

Fast forward to our home search. We were very intentional about talking through what we both needed in our home.

We used the same Alignment Exercise I now use with clients.

It wasn’t that we needed a gigantic house. We just needed the layout to make sense. And the Alignment Exercise helped us picture that.

Now I can watch TV on full blast…without forcing him to watch a romcom by proxy lol.

The inspection is a pivotal moment.

Once you find a home you like, we get into the weeds. You hire an inspector to help really check it out. This is your chance to decide if it’s the right fit for you.

I’ve never seen a blank inspection report. Because no matter how well the sellers took care of the home, there’s always something going on.

Sometimes it’s small stuff. Caulking that needs to be redone. A dent in a cabinet. An outlet that needs to be swapped out.

But then there’s big stuff. Major leaks. Roof problems.

A good inspector should be able to catch 99% of those major things. But how can they if they’re not using the right tools?

I’ve worked with many different inspectors over the years. And the ones I recommend to you are incredibly thorough.

And this is what I’ve noticed the really good ones have in common.

The Glow Up today was minimal. But still important as we’re figuring out all our art and decor stuff!

You wouldn’t believe how hard it’s been to figure out decor that we both like haha. That’s a story for a different day though.

Now I make this mistake on purpose :-)

I always recommend you make a list of needs and wants in the beginning. It’s a good starting point.

We do that together during our Start Smart Session.

Then while we do showings, my main job is to listen.

Not just to what you’re saying. But to what you’re not saying.

This helps me understand what you REALLY want, even if you haven’t quite put your finger on it yet.

Like when you say you want a big backyard for your future kids. Sometimes an average sized backyard that’s directly across from a local park is just as good.

(Even better for some people!)

Or you want a half bath on the main floor for guests. But a beautifully updated bathroom with jack and jill doors ends up being a winner.

You might not know all the options. Or you might not realize you like other options until you see them.

My job is to understand your goals and intent as deeply as possible. Then translate it into results you love.

A while ago someone came up to me at a party.

I was scooping some chips and dip onto my plate. Nervously they edged into my field of view and said hello.

Then asked if I could help them with some real estate-y questions. They were shy to admit it 👉🏽👈🏽🥺 But they didn’t know anything about the process.

Now, this is literally one of the smartest humans I’ve met.

They’re numbers minded. They’re slaying their career. “No challenge is too big for them” type of person.

You know the one.

Or maybe that’s you?

But what they didn’t know was that almost everyone feels this way. Hesitant to dive in. Intimidated by the process. Shy to start the conversation.

You’re more than capable. You’ve done your research. You feel like you should know the answers.

So then why does the idea of buying a home still feel so dang scary?

Why do you keep getting stuck going down Google rabbit holes?

It’s because there are a million factors that go into buying a home.

Different types of financing. Different challenges depending on the home type and area. Different parts of the contract we need to negotiate.
