🚨 Homeowner/Seller Reminder (Especially if your home is vacant):

I recently walked into a home for a showing and the moment the door opened… it sounded like a waterfall and smelled like an indoor pool. 😩 That’s the kind of surprise that can turn into major damage fast.

If your home is vacant, please don’t assume “everything is fine.”

✅ Do regular check-ins (or have someone you trust check it weekly)
✅ When temps are below freezing: let faucets drip and keep the home heated appropriately
✅ Keep electricity ON (so systems can run and help prevent freeze-ups and hidden issues)
✅ Ask your insurance agent about vacant-home coverage (vacant homes may need different coverage than occupied homes)
✅ Ask specifically about inclusions/exclusions: water losses aren’t all handled the same.

For example, coverage for damage from a faulty water heater may be different than coverage for burst pipes or surface water/flooding.

This stuff can get expensive quickly—especially when it goes unnoticed.

Georgia Homeowners: It’s Time to File Your Homestead Exemption!

If you purchased a home in 2024 and it’s your primary residence, this is one of the most important (and often overlooked) steps you need to take before April 1st.

What Is a Homestead Exemption?

A homestead exemption reduces the taxable value of your home, which can lower your annual property taxes.
Once approved, it typically automatically renews every year as long as you remain eligible.

Who Should File?

You should file if:

✅️ You own and occupy the home as your primary residence

✅️ Your name is on the deed

✅️ You moved into the home by January 1, 2025

📍 How to File by County (Metro Atlanta)

You’ll file with your County Tax Assessor’s Office. Most counties allow online, mail, or in-person filing.

✔️ Cobb County

File online or in person with the Cobb County Tax Assessor

Documents needed: Georgia ID + proof of ownership

✔️ DeKalb County

File online through the DeKalb County Tax Assessor portal

Make sure your ID reflects the property address

✔️ Fulton County

File online, by mail, or in person

Seniors, veterans, and other exemptions may apply

✔️ Clayton County

File online or in person with the Clayton County Tax Assessor

First-time filers must submit documentation

✔️ Fayette County

Online filing available

Deed and Georgia driver’s license required

✔️ Henry County

File online or in person

Property must be your legal residence as of January 1

📌 Deadline for ALL counties: April 1st

Y’all know I’m always in the lab mixing up natural goodies — and this one right here is a game changer for both your hair and your skin. 🌿✨

💚 Avocado Seed + Clove + Bay Leaf Tonic 💚
Let me put you on real quick 👇🏽

What You’ll Need:

- 1 grated avocado seed (yes, the seed!)
- 4 cloves
- 2 bay leaves
- A few drops of olive oil
- 1 cup purified or boiled water

How to Make It:

1. Grate your avocado seed (careful, it’s firm).
2. Add it to a small pot with your cloves and bay leaves.
3. Pour in the purified or boiled water and let it simmer for about 10–15 minutes.
4. Once it cools, strain it, then add a few drops of olive oil.
5. Store it in a clean spray bottle or jar.

For Hair:

- Spray or pour it through your hair until it’s fully saturated.
- Pop on a plastic cap and let it sit for at least 30 minutes.
- You can use a blow dryer for a lil heat boost 🔥 then rinse or leave in depending on your hair type.

For Skin:
Use it as a toner — morning and night. Just apply with a cotton pad after washing your face for that natural glow-up. ✨

The Federal Reserve just announced a 0.25% rate cut, bringing the benchmark rate to 4.00%–4.25%. Even better — they signaled two more cuts are likely before the end of the year!

💡 What This Means for Buyers:

✅ Mortgage rates may gradually become more affordable in the coming months.

✅ On a $350,000 home, today’s cut alone could lower your payment by $50–$60/month.

While I was out showing homes, part of our job as real estate agents is to dig into the details of properties that catch our clients’ interest. I came across one that was built in 1998 and originally sold for $27,000 — by 2022, it sold again for $255,000.

Real estate is one of the most powerful assets you can own. The equity gained over time can be used for life-changing opportunities. Whether that’s paying off debt, funding major goals, or even creating a steady stream of rental income. It amazes me how often people overlook just how valuable investing in real estate can be.

Thinking About Buying a Home? Here's One Financing Option You Might Not Know About: Assumable Mortgages

An assumable mortgage lets a homebuyer take over the seller’s existing mortgage—same interest rate, same terms, same monthly payment.

This can be a huge advantage if the current mortgage has a lower interest rate than what’s available today. Instead of starting a brand new loan at a higher rate, you "assume" the seller’s loan and continue paying it off.

EXAMPLE:

Marcus takes over Lisa’s remaining loan balance (let’s say $220,000 is left).

He keeps the 3% interest rate locked in from 2019.

Marcus just has to pay Lisa the difference between the purchase price and the loan balance. If the home is selling for $300,000, Marcus would need to bring $80,000 in cash (or secure secondary financing) to cover the gap.

👉 This makes assumable mortgages super attractive in high-interest markets, because the buyer gets to step into a low-rate loan that wouldn’t be available otherwise.
