The numbers from the CPI have continued to show that we are still in a period of serious inflation.

For the average American, this means everyday living continues to get more expensive.

For those that own one or more properties, it means higher home values, a mortgage payment that never goes up, and collecting higher rent on investment properties.

Consider this: even with interest rates at 6%, if inflation is at 8% you are actually getting FREE MONEY to buy a home. That’s because money is losing value faster than your debt is accruing interest.

We’ve probably heard that recessions hurt the middle and lower class the most. The wealthy just get wealthier. This is one of the ways how that happens.

In fact, 70% of Americans believe that home ownership is the biggest financial milestone that one can achieve, and the down payment is a big reason why!

The good news is that there are tools you can use to help you get there. More often than not, the buyers I help are using 1 or more of these strategies to get a down payment so they can make the jump from renting to owning.

This was the most recent listing that I helped sell and figured I’d share some of the data to help people navigate this interesting housing market.

If you are trying to win a home DO:
✅Offer 5-15% above ask price
✅Waive as many contingencies as possible
✅Offer 2-3% earnest money
✅Let seller choose closing attorney, closing date, and other smaller items

If you are trying to win, DO NOT:
❌Turn in your offer 10 minutes before the deadline
❌Make your offer overly confusing or complicated
❌Try to haggle on price

It’s a tough market but the ones that are winning are winning BIG! People that I helped buy in 2020-2021 are seeing $10,000 to 100,000 gains.
