🔔Q4 2022 Charlotte areas marketing report 👉
⬆️Inventory is slowly building up. Inflation is still an economic concern, mortgage rate, around 7%, though it’s still considered low, historically.
⬇️The market is entering a time that is generally seen as a slower sales period. The sales activity is keep reducing, from 4,246 in Sept. to 3,118 in Nov. The average DOM (days on market) increased from 22 days to 34 days. As of last week, there are more than 7,500 homes for sale, which is more than 2.2 months of supply.
📈With this being said, the medium sales price, which is the best measure of price over time, is slowly increasing, about 0.4% month over month and 8.1% year over year.

***The rising mortgage rates surged in 2022 is expected to continue, home shoppers will enjoy advantages such as a growing number of homes for sale, but costs will remain high, challenging affordability at a time when overall budgets continue to be squeezed.

Here comes the data analysis of the recent quarter 👉

📈Both the average sales price and medium sales price slightly dropped down in July, but they returned to growth in August.

📉The Original List Price to Sales Price ratio continues to fall (It was 98.5% in August), which signals sellers beginning to lose their “hold” on the market, as price reductions – which have increased more than 157% since last August, continue to show buyers gaining in bargaining power.

⬆️Days on Market are still fast, with homes selling in 19 days.

⬇️Talking about the sales activities: sales were down year-over-year for a fifth consecutive month, down 7.3% when compared to last May’s sales. Pending contract activity has been down about 4% year- over-year for the past five months.
⬆️The price point: the medium sales price raised 17.3% to $462,465, days on market(DOM) cycled 22+% lower to 14 days. In Mecklenburg county, DOM 12 days.
🔔A little Good News tracking inventory: inventory has risen by 29% month-over-month to 0.8 month of supply.

🎙️Current trends show that sales activity could be signaling a return to a slower pace of sales, like the sales environment we experienced in 2019 – which was actually a healthier market.

*Both the median and everage sales price have risen 20+% and 18+%, respectively.
*Inventory has risen by 29% month-over-month to 21 days of supply.
*Mecklenburg County’s original list price to sales price ratio in April was 104.3%, and for the Charlotte Region, the original list price to sales price ratio topped 102.8%.
*Days on Market continues to cycle lower. DOM averaged 16 days in April for the metro region, compared to 21 days last April, and in Mecklenburg County, an average of DOM is 13 days.
