📊 Monday Market Update — Week of October 5, 2026

7.57% this week. If you have been following along you already know what this means. For anyone just tuning in, here is the picture.

↳ 30-year fixed: 7.57% (up from 7.49% last week)
↳ 15-year fixed: 7.19%
↳ FHA: 7.20% / VA: 7.21%
↳ September jobs report: weakest reading in months

Here is what was unusual this week. A weak jobs report would normally push rates down. Instead they went up. That tells you the bond market is weighing more than just one data point right now.

Rate relief is coming but it is not a straight line and this week was a reminder of that.

For buyers and sellers in Atlanta the fundamentals have not changed. Sellers are still coming to the table and serious buyers are still closing deals.

Do you plan to retire in your current home?

It is one of the most personal questions in real estate and the answer looks different for everyone. Some people want to stay right where they are, close to their community, their routines, the neighbors they have known for years. Others get to a point where the home starts to feel like more house than they need, or they find themselves curious about what a different kind of living could look like.

Rates hit 7.49% this week. If you have been following along you already know what this means. For anyone just tuning in, here is the picture.

↳ 30-year fixed: 7.49% (up more than half a point in two weeks)
↳ 15-year fixed: 7.12%
↳ FHA: 7.17% / VA: 7.19%
↳ Atlanta seller concessions: 72.8%, highest in the Sun Belt per Redfin

Rates have risen more than half a point in two weeks. That pace has only happened three times in the last decade.

Atlanta sellers are coming to the table. Nearly 3 out of 4 deals right now include some form of concession. Builders are discounting too. The market is adjusting.
