Have you changed your HVAC filters in your home recently?
Here are a few reasons to ensure you are keeping up with the maintenance of your air & furnace system/s:
1. The primary purpose of an air filter is to improve and maintain better indoor air. Most furnace filters are effective at capturing and trapping airborne pollutants. Known seasonal allergens such as ragweed and pollen and household allergens like dust, pet dander and mold spores can cause significant quality-of-life issues. When the filter is dirty and clogged, it forces the HVAC equipment to work harder which leads to a higher electricity operating cost, can cause equipment failure, and ultimately worsening the overall air quality in our home. As the pre-existing pollutants won't have anywhere to go, they will get dislodged from the filter and recirculate back throughout the home.
2. Furnace systems and other types of HVAC units are quite an expensive purchase as they can end up costing anywhere from $5,000 to $10,000 dollars. It is important to squeeze some time into replacing the air filter on a regular basis as one of the prime reasons for heating and air conditioning system breakdowns is a dirty filter. Air isn't able to pass when the dirt starts building up on the filter. This may even cause the system to overheat, the motor tends to work harder resulting in expensive repairs and in some cases, you might end up needing a brand-new system.
3. Nobody likes getting a high energy bill every month so start by replacing the furnace’s air filters regularly. A clogged air filter makes the system blower motor use more energy. 4. Even though it is rare, a clogged furnace filter results in serious consequences. Filters that are dirty force the heating apparatus or motor to work harder. This will lead the entire system to overheat. Dirty filters can lead to something called short cycling that will cause the furnace to turn off prematurely. This isn't any fun especially during the winter.
5. Furnaces are engineered to keep your home nice and toasty during the cold winters. When a filter is dirty and clogged, it prevents the heating system from working at maximum efficiency. A dirty filter strains the whole HVAC system making it difficult for heat to dissipate away from your heating equipment. To keep yourself warm and avoid expensive repairs, it is essential to replace the filters and have a reputable HVAC contractor perform the required annual maintenance.

Market update: the market has lately been rebalancing itself. Shifting more from the crazy bidding wars and competitive sellers market that it has been for the past 2-3 years. Earlier this year we saw a drastic increase in the interest rate that scared a lot of buyers but now the interest rate is slightly declining from the 7’s, high 6’s to as low as 4.9%. The market is rebalancing itself and if you can purchase now do so.

Real estate Tip: as I get more involve in the commercial aspect of real estate I recognise that sad reality of why my people are constantly left out of the knowledge of power. Less than 1% of blacks are investing in the area of true real estate wealth with long term income, yearly increases and cap on their investment. These banks and public traded restaurants, dollar tree, dollar generals, CVS, Walgreens, auto zone etc that you seen aren’t often owned by these businesses, they are owned by individuals like you and I. The power of our wealth is surely in our knowledge and education and I will be dropping tips and gems weekly going forward on both the commercial and residential aspect of real estate.
