🏡 SOLD! And this closing is a great example of why buying strategically matters.

I get asked all the time: “Can I buy a house if I know I may need to sell it again in 2–3 years without losing money?”

Nothing in real estate is guaranteed, but today’s closing is a testament to what can happen when you buy and sell strategically.

My seller purchased this home just a few years ago, and when it came time to sell, he listened to my advice and made a few inexpensive but impactful updates. Those changes helped us position the home well and ultimately allowed him to walk away with more than just breaking even! 🙌

If you already know there’s a good chance you’ll be selling again in 2–3 years, we can be very strategic about the home you purchase — looking for one with strong resale potential and opportunities to build equity faster.

Buying doesn’t always have to mean finding your “forever home.” Sometimes it’s about making a smart move for the season you’re in.

🇺🇸 A little professional update — I’m officially a Military Relocation Professional (MRP®)! 🏡

I’ve already had the privilege of helping so many military families buy and sell homes over the years, especially those moving to and from Moody AFB, so earning my MRP® certification felt like a natural next step.

Military service has also always been a part of my family’s story. ❤️

✈️ My grandfather was an Air Force pilot who served in Vietnam
🇺🇸 My dad served in the Army
🇺🇸 My other grandfather served in the Army during the Korean War
✈️ And my uncle was an Air Force pilot and instructor at the U.S. Air Force Academy
✈️ My brother in law is in the Air Force and I helped him and my sister buy a house

I grew up with a deep appreciation for military service and the families who serve right alongside them. Pairing that personal connection with the experience I’ve already gained helping military clients — and now the additional training that comes with the MRP® certification — makes this one I’m especially proud to add to my business.

I’m SO excited for these first-time homebuyers! From the very beginning, this one just felt meant to be. ❤️

🏡 Well… that was an adventure. 😂

This closing definitely earned a spot on my “I’ll never forget this one” list.

We started with a contract termination… then somehow got it reinstated. We received the clear to close on the morning of closing day (because why not add a little suspense? 😅). Then, during the final walkthrough, we found electrical and plumbing issues.

Cue the frantic phone calls. 📞

Somehow, we got an electrician and a plumber out the same day, repairs were made, everyone rallied together, and we STILL made it to the closing table that afternoon.

Moral of the story: Sometimes real estate feels less like HGTV and more like a reality survival show. 🤣

But we made it!

Finding a home with a larger lot was at the top of his wish list, and I’m so excited we found the perfect one! Every real estate transaction has a few bumps along the way, but with great communication and an amazing team, we were able to navigate everything successfully.
