Consider this your reminder that a Zestimate is not a pricing strategy.

Zillow estimated this Atlanta home at about $999,000.

It sold for $1.49 MILLION.

Naturally, I had questions. 🕵️‍♀️

So I started digging.

What I discovered wasn’t obvious from simply pulling the comp—and it completely changed the story behind that $1.49M sale.

And that is the point.

When we’re pricing a seller’s home, we don’t just want to know WHAT the house down the street sold for.

We want to understand WHY a buyer was willing to pay that price.

Renovations. Floor plan changes. Condition. Buyer demand. Off-market information. The details behind the sale matter—especially when we’re determining how to position and price a home that’s been improved.

So yes, use Zillow to snoop on your neighbors. We all do it. 😂

But before you use a Zestimate to decide what your Atlanta home is worth, talk to someone who’s willing to do the detective work.

And no, I’m still not telling you exactly how I uncovered this one. 🔎

Turns out the hardest part of being a Realtor isn’t negotiating contracts.

It’s trying to make one normal Instagram video. 😂

Twelve takes.
Multiple forgotten lines.
One giant Atlanta pothole.
And somehow… I STILL haven’t posted the actual video.

At this point, the blooper reel may be better than the content.

I promise the real video is coming tomorrow.

Probably.

As long as I don’t hit another pothole.

This Atlanta home won’t hit the market until January—so why are we preparing it in August?

Because a successful home sale can start months before the listing goes live.

Atlanta looks very different in August than it does in January. Right now, the trees are full, lawns are green and landscaping is at its best. So we’re capturing the exterior now—while the property looks its best—to help it stand out when buyers are scrolling through homes this winter.

But early preparation goes well beyond photography.

We’re also thinking ahead about staging, repairs, improvements, presentation, pricing and the eventual launch strategy.

The goal isn’t to spend more preparing a home for sale. It’s knowing where a seller’s time and money can have the greatest impact—and where it won’t.

If you’re considering selling your Atlanta home in the next 6–12 months, you don’t have to wait until you’re ready to list to start planning.

The strategy can start now.

Proud to support CHRIS 180’s 2nd Annual 3-on-3 Charity Basketball Tournament in Atlanta — an event bringing together basketball, community, and a great cause. 🏀
